Ocwen Financial Short Sale Closed In Margate by ‘The Kristin Stampini Team’

a seller with an Ocwen Financial loan in Margate who was released of a deficiency judgement.

Margate, Fla. – A home, located in the Kimberly Forest neighborhood of Margate, was sold by ‘The
Kristin Stampini Team’ for $105,000 in November 2012. ‘The Kristin Stampini Team’ represented both
the seller and buyer for the short sale transaction on Southwest 4th Street.

The Margate home was listed in August of 2012 and put under contract 2 months later while listed
for for $115,000. The mortgage was held by Ocwen Financial and it took 15 days to obtain a short sale
approval. The short sale closed in November 2012. The seller was released of a deficiency judgment .

"The South Florida short sale real estate market is changing", said Kristin Stampini, the real estate
team’s leader. “About 35% of the South Florida market is still distressed, but now we are seeing more
homes avoid foreclosure by utilizing a short sale,” said Stampini. “Banks now want full market value
unless there is some exception, like the home is in poor condition. That’s different than what we were
seeing in previous years with short sales here in South Florida."

The buyer paid $105,000 cash for the house. The roof needed to be replaced at the time. The home
featured 3-bedrooms and 2-bathrooms with a garage.
