Delray Beach, Fla.  – A property, located in the subdivision of Tropic Isle in the city of Delray Beach was sold by ‘The Kristin Stampini Team’ for $775,000 in December. ‘The Kristin Stampini Team’ represented the seller in the transaction.


The Delray Beach home was listed in April of 2012 and put under contract for the second time in October. The mortgage was held by Chase Bank.  The short sale closed in mid-December 2012.   The seller was released of a deficiency judgment by Chase Bank.  The buyer used conventional financing with a large down payment.

"This was a very tough short sale because the property had several liens that needed to be taken care of", said Kristin Stampini, the real estate team’s leader.   “We are problem solvers and this sale is a great example of the work we do," said Stampini.
 The house first went under contract in June for $750,000, but the bank wanted a million dollars and the first buyer walked away.  The Kristin Stampini Team said the house needed about $250,000 in work and when the second buyer offered $775,000 they were able to work with the bank to get the offer approved.
